Baltimore activists have been working towards creating safe, growing, united communities in Baltimore. They are aware of the hurdles we must face as a city together in order to build an even stronger city.

Southway is proud to have helped construct complexes such as Lillian Jones, Ellerslie, Restoration Gardens 2, City Arts 2, Remington Row and many more to house low in come families and artists in the area.

This effort has been described as a “new era of neighborhood investment” by Mayor Catherine Pugh, and is planned to unite all economic classes in the area.

Southway has assisted in these efforts through the rebuild of Greenmount West/Barclay, “where they’ve gone from 500 vacant buildings to 150, where the new design school anchors 718 new, affordable housing units, including City Arts I and II”.

Southway Builders was selected to serve as construction manager for the Parkway Theater renovation. Redevelopment of the Parkway Theater, and adjacent buildings on North Ave and along Charles Street, is a transformative ground breaking public-private partnership between the Maryland Film Festival, Johns Hopkins University, the Maryland Institute College of Art and Seawall Development Company.

The Parkway will have three components: cinema, live music, and education. At the core of the Parkway is cinema. The goal is to renovate and historically restore the Parkway Theater and adjoining properties into a 3-screen film center. The project would transform the Parkway’s original auditorium into a large film and music space, add two smaller theaters, several smaller private screening and filmmaker seminar rooms, year-round offices for the Maryland Film Festival, and an innovative food venue that would be run by a proven restaurateur.

Building off the highly acclaimed Maryland Film Festival, the Parkway will bring to Baltimore the new fiction and documentary films screened at the festival, as well as scores of others from festivals like Toronto, Sundance, and SXSW. Every year, only a handful of these acclaimed movies come to Baltimore because there are no venues to show them. These films, which often end up on multiple year-end “10 Best Lists,” are an important part of the cultural life in cities such as New York, Boston, Chicago, and Los Angeles.

In addition to cinema, the Parkway may also showcase live music and artistic programs, as well as presentations and discussions.

Southway Builders was selected as the design-builder for a new faculty housing project at Oldfields School, partnered with local architectural firm Hord Coplan Macht.

The team will design and construct a new 6,000 square-foot building which will consist of four 2-bedroom faculty apartments.

Oldfields School, located in Glencoe Sparks, is Maryland’s oldest girls’ boarding school, founded in 1867. It is situated on more than 130 acres in northern Baltimore County. The new faculty housing project will replace the existing Garden House on the same site.

The new building replaced an outdated building that was demolished and situated between the Head of School’s house and McCulloh Hall, a busy student center with cafeteria, computer labs, and classrooms.

Preservation Maryland has recognized the Chesapeake Shakespeare Company’s restoration of the historic Mercantile Trust and Deposit Co. building and its adaptive reuse as a new theater with their coveted Phoenix Award.

Preservation Maryland only makes a very select number of awards each year. The Phoenix Award is reserved for outstanding preservation efforts which result in the successful adaptive reuse of historic resources.

For the Chesapeake Shakespeare Company, just having a theater to perform in and give actors a second home is huge. Previously based out of Ellicott city, they are going from a park to a full on performing center.

When the Baltimore Shakespeare Festival shut down and closed its doors, the Chesapeake Shakespeare Company saw an opportunity. The historical building was able to continue entertaining Baltimore residents, and that is what earned the company the Phoenix Award.

By keeping the importance of theater and maintaining the purpose for this historical structure, the Phoenix Award only asserts that this was the best move for the Chesapeake Shakespeare Company.

AIABaltimore has recognized the Baltimore Design School, designed by Ziger/Snead Architects, with the Good Design = Good Business Award, an Excellence in Design Award, the Michael F. Trostel FAIA Award for Excellence in Historic Preservation, and the Grand Design Award for 2014.

GOOD DESIGN = GOOD BUSINESS AWARD
The Good Design is Good Business Award honors architects and clients who best utilize good design to help companies and organizations achieve their goals. This award is intended to recognize projects where design excellence elevated the resulting benefit of a project to the business, institution, or community which it serves. In particular, it awards exceptional collaboration.

The 2014 jury included Katie Hearn, Redgate Real Estate Advisors; Baltimore journalist, Ed Gunts; and design educator, Mike Ryan, of Anne Arundel Community College

For the first time, there are two recipients of this year’s Good Design = Good Business Award: two recent Baltimore City Schools, the Baltimore Design School by Ziger/Snead Architects and Henderson Hopkins School by Rogers Partners.

The jury commented that:
“These two different urban schools speak to two different needs, and they are both commendable in pushing the boundaries for city schools. The Henderson Hopkins School offers a new way to integrate school and community, and to offer space that accommodates student growth. The Baltimore Design School’s historic building rehabilitation in turn brings new life to the surrounding community. The educational process is holistically embedded in the building itself, and the building inspires new creativity while retaining its original structure and memory.”

MICHAEL F. TROSTEL FAIA AWARD FOR EXCELLENCE IN A HISTORIC PROJECT
“The jury appreciated the sensitive reuse of the historic windows, leveraging them into an overall graphic identity of the new user. We also enjoyed the playful way that important elements of the building’s original industrial functions were incorporated into outdoor teaching spaces, rather than removing those elements for aesthetic reasons. The beauty of the historic architecture was kept and celebrated.”

GRAND DESIGN AWARD OF EXCELLENCE
“Beginning with good bones of an existing building, this design exhibits a light touch with excellent editing and restraint, yet just enough of a sense of humor. Color and natural light are utilized extremely well. The jury loved the stairwell, and the water tower. Overall, this is a stellar example of thoughtful design not only preserving an existing building, but also transforming it into a compelling and striking amenity for its occupants and neighbors.”
